              Cost for Professional Inspection
               with a Detailed Informative Report


A new home is a very important purchase decision and you need a report that discloses details on what was found, not just a recommendation to call in a contractor.  My reports provide much more information than just the minimum needed to decide on a home purchase.  NC and SC do not require inspectors to report on older roofs, older heating and air systems and older water heaters that are functioning but Bruce King will include all of this in the report summary as necessary.  This is why you need a true independent inspector like Bruce King.  A new roof, new heating and air and new water heater a few years later can cost between $10,000 - $20,000 and up. 



Buying a home is a very serious decision. This is no time to shop for a cheap inspection or let someone talk you into a quick, easy inspection. The cost of a professional home inspection is very small relative to the cost of the home being inspected.  I do not solicit realtors for inspections therefore I can be the most detailed and thorough inspector available in the Charlotte and Rock Hill areas.

Assistance with scheduling a termite inspection (only $55) from a reputable company can also be given when the inspection agreement is faxed and received for most homes and areas.  


It is very important to fax the inspection agreement as soon as possible to ensure your appointment.  If you do not have a fax, a local office supply store or Walmart can help for a small fee.  It can also be scanned and emailed.

Also no extra fee to report workmanship
issues on new homes.

Small slab condo's under 1000 sf are $225 in most areas.
Deduct $25 if home or condo has a concrete slab foundation.

Termite Inspections for $55 available also, ask for details.

Heated Sq. Ft.    2201 to 3000          $ 350

Prices are based on crawlspace homes less than 25 years old.
To figure the fee for crawlspace homes 25 years and older,
add the
following amounts due to the extra time to inspect and report.

$20 for crawlspace homes 25 to 30 years old.
$30 for crawlspace homes 31 to 40 years old.
$60 for crawlspace homes 41 to 60 years old.
$70 for crawlspace homes 61 years and over.
Add $40 for unheated basements.

Termite Inspection's $55 (most homes) available from reputable company.  Water testing also available for $60 to $100.

Bonus:  New homes will have the workmanship issues reported at no extra charge.


Important Note: Fees include a thorough foundation crawlspace and attic inspection. 

If your inspection fees are being paid by your company or relocation company or being paid by the seller please inform me so that we can arrange for this.


Investor notice:  A limited investor inspection is available in some areas that may be adequate if the house is to have a lot of repairs and updating done anyway.  Please print this special agreement for these.  Prepayment is required before the inspection date to obtain this type of lower cost inspection .

If delayed payment has been agreed to :   A check for the full fee plus $25 must be presented to inspector at or before the inspection time, inspector will hold the check for 50 days maximum and return it when payment from the closing attorney is received.   Client agrees to have funds available immediately if property is not purchased or if the closing attorney does not include the invoice in the closing.

Water Testing  -  results in about 2 days.

More extensive testing available that includes lead, bacteria, nitrite, nitrate, pesticides, ph, hardness and chlorine for $100.

To receive $25 discount, the agreement must be faxed promptly, fee must be prepaid and the inspection date must be flexible where I can perform the inspection within a 3 day window.  The utilities should be confirmed to be all on by the client.

A good home inspection has everything to do with the amount of effort and time invested in the inspection process. Bruce King performs his inspections with a passion for doing the very best work for his client.

Double wide manufactured homes must be on a brick foundation and be less than ten years old to be inspected.
Modular homes are also inspected.

Investment property and foreclosures in poor condition must be disclosed to the Inspector to obtain the proper fee.

Investor advice:  Many banks will not turn on the utilities, so you have to open up accounts in your name for this.  Unless you are buying at very low cost or plan to do major renovations, you want the utilities on to obtain a thorough inspection.  Please do not schedule an inspection the same day the utilities are to be turned on, they might not have them on until later in the day.


Inspections in some distant areas and/or houses in poor condition require prepayment.

Commercial property inspections require more information on
the size, age, current use and intended use.  Fees are based
on the type and level of inspection needed.  Please email pictures of commercial property if possible. 



Note: Construction phase inspections are not regulated by NC or SC and E&O, GL insurance does not cover these inspections.  Full responsibility of construction and final product is retained by the builder and the builders insurance.
